Having placed an order elsewhere for solid wood flooring I was nervous about finding a trusted Company to fit it. After a lot of googling I came across CMT Flooring and after checking reviews etc decided to go with them. I must say that I am super relieved that I did. They were extremely helpful, allowing easy coordination of wood supply and fitting and the lads did a totally fab job of the floor. They also went that little bit extra to help me out with a few bits. Super happy I found them and would totally recommend their services. *****

We were very impressed by the work Nick from CMT Flooring and the wider team. Nick was knowledgeable, efficient and very tidy when working. He guided us through certain choices when it came to borders, joins and levelling the floor beforehand. Communication was clear and prompt and the quote was comprehensive, with no hidden costs. Would 100% recommend to anyone.

We were very impressed with the work done by Nick of CMT Flooring Ltd to repair and renovate a large area of parquet flooring in the dining room, hall and stairs region of our home. Nick was clearly expert at what he was doing, and was very happy to explain exactly what he was doing and why. What could have been a difficult experience with several sequences of sanding and allowing coatings to dry in a critical area of our home, turned out to be surprisingly trouble-free. CMT took a lot of care initially in sourcing potentially matching parquet tiles and in making sure that we would be happy with the match, before going ahead with the work. We are very pleased with the result.

Robert and Daniel were very polite and efficient and did a fantastic job sanding our wooden floor in the lounge. There was a particularly problematic area which they went over several times with the sander. The end result was amazing and the price was very competitive. They were also very helpful answering all of our questions and advice sought on how to look after the refreshed floor. We will definitely recommend them to others and will certainly be using them again in the future.

Floor Restoration FAQs

Is your sanding process really dust-free?2025-05-08T09:10:37+01:00

Our machinery has its own built in dust extraction that removes a vast majority of the dust from sanding, with a very minimal amount produced; we then vacuum the area with M/H class vacuums before applying your chosen finish.

For finer dust, such as Granwood, we also use Our Bona Class H DCS (Dust Containment System) extraction units to capture about 95 % of the airborne dust created.

How long before we can walk on the floor?2025-05-08T09:10:33+01:00

Light foot traffic is fine after four hours. With normal use after 8-12 hours. It is best to wait 24 hours before replacing heavy furniture and seven days before laying rugs or close-fitting items.

Can you match our existing parquet pattern?2025-05-08T09:10:24+01:00

Absolutely. We source reclaimed blocks where possible and can machine new timber to replicate uncommon patterns so the repair is seamless.

Is engineered wood suitable for sanding?2025-05-08T09:10:13+01:00

Yes—provided the top wear layer is at least 3 mm thick. We confirm this during the free site survey.

Do you guarantee your work?2025-05-08T09:10:06+01:00

Yes. All workmanship is covered by a snag-free guarantee, and manufacturer warranties apply to the finishes we use.

Are your products safe for children and pets?2025-05-08T09:10:01+01:00

They are. All our lacquers and oils are low-VOC and EN 71-3 compliant, making them safe once fully cured.

Can you match new boards to our existing oak floor?2025-05-08T09:09:49+01:00

Absolutely. We can source reclaimed or new solid or engineered oak in similar grain grades, then custom-tint the boards on site so colour and patina blend with the surrounding floor.

Do you offer oil as well as lacquer finishes?2025-05-08T09:09:41+01:00

Yes. You can choose an oil, from manufacturers such as Osmo and Bona and we’ll recommend the best option based on sheen preference, foot traffic and maintenance routine.

Will sanding create dust in the rest of the house?2025-05-08T09:09:32+01:00

Very little. Our dust extraction captures a majority of airborne particles at source. Doorways can be sealed with plastic sheeting if required, and we vacuum and wipe work areas before we leave.

What does oak floor restoration cost?2025-05-08T09:09:21+01:00

Prices start from £25 + VAT per m² for sanding and refinishing. After a free site survey, we’ll give you a fixed, itemised, quotation covering any repairs, staining or additional coats you request.

How long does floor sanding and sealing last?2025-05-08T09:09:12+01:00

In an average home, a three‑coat water‑based lacquer keeps its protective strength for seven to ten years before it needs a light screen‑and‑re‑coat. Hard‑wax oils usually need a maintenance coat every two to three years because they sit within the grain rather than on top. In high‑traffic commercial settings—shops, cafés, school corridors—expect to refresh the finish every three to five years to prevent wear‑through.

Will sealing darken my floor?2025-05-08T09:08:43+01:00

A clear lacquer adds a faint honey tone that gently deepens the natural colour of flooring, while modern “raw‑look” lacquers stay almost invisible if you prefer the freshly‑sanded look. Oils usually enrich grain contrast a little more, giving warmer, richer hues. If you’re concerned about darkening, we can apply a test patch in an out‑of‑sight corner so you can see the final shade before we proceed.

What is floor restoration?2025-05-08T09:06:24+01:00

Floor restoration is the process of returning an existing wooden floor to near‑new condition. It usually involves replacing loose or damaged boards or blocks, sanding away the old finish and applying fresh coats of lacquer or oil to protect and enhance the timber.

Is it cheaper to refinish floors or replace them?2025-05-08T09:07:03+01:00

Refinishing is almost always more economical. Full replacement means new timber, adhesive, labour and disposal of the old floor, often costing two to three times more than a professional sand‑and‑seal.

Is it worth restoring old floorboards?2025-05-08T09:07:29+01:00

Yes—original boards add character and value to period homes. Restored floors can last another 20 + years, cost less than new flooring and avoid the environmental impact of ripping out usable timber.

Do you offer wood floor sanding and restoration services to schools?2025-05-28T08:25:29+01:00

Yes, we specialise in wood floor sanding and restoration for schools across Birmingham and the West Midlands. Whether it’s a school hall, gymnasium, classroom, or corridor, we have the tools and expertise to bring tired wooden floors back to life.

Our team works with all types of school flooring, including parquet, strip flooring, and sports court surfaces. We use advanced, dust-free sanding equipment from Bona and Lagler, ensuring minimal disruption to your school environment. Every project is completed using low-VOC, child-safe sealants, making it suitable for both primary and secondary schools.

We regularly carry out school floor sanding during holidays or inset days to avoid interrupting lessons, and can also provide sports hall line marking as part of a full refurbishment service.
